This late 17th century ms. (written in the late 1680s or early 1690s) is among the oldest surviving treatises that attempt to reconstruct Pliny the Younger's Tuscan villa. See: The villas of Pliny from antiquity to posterity / Pierre de la Ruffinière du Prey.
The eight pen and ink drawings by Lazzari accompanying the text include a plan of San Giustino and views of various palaces and villas in Città di Castello and surrounding towns.
Fifteen sheets folded and sewn into a gathering. An additional folded sheet is sewn into the gathering between leaves 6 and 7. The ms. is thus comprised of 32 leaves, with text and/or illustrations appearing on both recto and verso, except for leaves 9(r), 12(r), and 19(r), which are blank. The recto of each leaf is numbered at the upper right corner, except for the 2 leaves of plates (which are not counted in the sequence) and the final 3 leaves, which are not numbered. Leaf 27, though numbered, is otherwise blank. The verso of leaf 4 is numbered 4b, the verso of leaf 6 is numbered 6b.
Leaf 9 is cut horizontally just below the verso illustration, 19.5 cm. down from the top edge, dividing the sheet into two pieces.
